Two different things, often lumped together

“Tiny home” and “modular home” get used interchangeably a lot, but they’re not the same thing — and knowing the difference matters if you’re actually considering one.

Tiny homes: small by design

A tiny home is typically under 400 square feet, built either on a permanent foundation or on a trailer chassis for mobility. The appeal isn’t just the size — it’s the intention behind it: less space to clean, heat, cool, and pay for, built around exactly what you actually use day to day.

Modular homes: built differently, not built smaller

A modular home can be any size — a modest single-story or a full multi-bedroom house. What makes it “modular” is how it’s built: large sections are constructed in a factory under controlled conditions, then transported and assembled on your lot. It’s still a permanent, code-compliant home; it’s just built somewhere other than your property, then put together on-site.

What they have in common

Both approaches trade the slow, weather-dependent, budget-creeping process of traditional site-built construction for something faster, more predictable, and often meaningfully cheaper per square foot. Neither is a mobile home in the outdated trailer-park sense — modern tiny and modular homes are built to the same structural and safety codes as a conventional house.

Which one is right for you?

If you want the smallest possible footprint, lowest possible cost, and flexibility to relocate, a tiny home is usually the fit. If you want a full-size, permanent home built faster and more predictably than a traditional build, modular is worth a serious look.
